The urgency for robust fire safety measures in cladding remediation projects has never been greater. Government data estimates that approximately 12,500 residential buildings over 18 meters and an additional 78,000 buildings between 11 and 18 meters require assessment for cladding remediation. To perform necessary remediation work, contractors are erecting major scaffolding structures, which in turn adds an additional fire risk factor. These buildings with combustible facades now have external wrap-around access to every floor, often with timber boards. The prevalence of cladding-related fire risks in residential buildings necessitates proactive safety measures during remediation projects. Traditional fire detection methods, such as point smoke and heat detectors, often prove inadequate for safeguarding scaffolding structures. These open-air environments present significant challenges for detecting fires, leaving construction sites vulnerable to potential fire outbreaks. The presence of residents within the building further amplifies the urgency for implementing robust fire safety solutions.
Recent events underscored this need. In Sydney, Australia, scaffolding caught fire after the office block cladding was removed. Local media reported that the fire ignited the plastic sheeting on the scaffolding of the building just before 8am and climbed the exterior in a matter of minutes. Workers scrambled up the scaffold to avoid the wall of flames. Fire & Rescue NSW Commissioner Paul Baxter noted that it was hard to tell how the fire would have played out if the cladding had still been in place, but it could have been “dramatically different.” The fire was contained before it could reach the internal structure of the building, which is on Macquarie Street next to the NSW Supreme Court and near state parliament. Twenty people were evacuated, and several were treated for smoke inhalation.

Ramtech has been working with Veritas on a cladding remediation project on a six-story building. We were keen to provide contractors with a way of mitigating the risk of a scaffolding fire, delivering a system that was both adaptable and scalable, should any future works be required. The client was eager to move beyond traditional point sensor fire safety measures, which are less effective in open-air environments such as scaffolding. Our Linear Heat Detection Solution was identified as the best solution and installed to the underside of the scaffolding boards, using metal fix and tie wraps, at every level to provide an early warning of any fire outbreaks. The ease of installation meant the scaffolding was given almost immediate protection, and this had the potential to be reapplied should scaffolding be erected in other areas.
The contractor was also able to connect the system to the building’s main fire alarm system, using Ramtech’s WES3 wireless interface unit, and monitored through its emergency notification system, REACT. With Ramtech’s solutions offering 24/7 automated response, the integrated system negated the need for costly ‘waking watch’ patrols. The systems also compensated for the lack of power on sites in construction, with long-length battery life. With the linear heat detection system in place, the project remained safe, allowing peace of mind for workers, even out of hours. Not requiring any onsite monitoring during quiet hours has also been a cost-effective way to keep this project on budget, and by mitigating risk, the work was not hindered by delays caused by fire.
