Brady Sullivan Properties embarked on a transformative journey with the redevelopment of the sprawling 262 Swansea Mall Drive. Formerly home to retail giants like Macy’s, Sears, and J.C. Penney, this 84-acre site was about to undergo a major facelift. The project envisioned a vibrant, experiential lifestyle center, complete with a residential apartment community, state-of-the-art self-storage facility, and mixed-use commercial office and retail space, breathing new life into Swansea and its neighboring communities.
The Challenge: Safeguarding Progress Amidst Constant Evolution
As Brady Sullivan Properties transitioned from a successful WES3 System trial at the Self-Storage facility to the rest of the mall, a significant challenge loomed. With nearly 500,000 sq. ft. slated for demolition down to the building’s structural elements, a wired temporary fire alarm was neither practical nor cost-effective. Installation time, damage risks during demolition, and inflexibility to adapt to on-site changes posed significant concerns.

The Solution: WES3 - Wireless Innovation for Safety and Savings
Brady Sullivan Properties found their solution in the WES3 system. By going wireless, they achieved substantial cost savings, preserved valuable time, and eliminated concerns of system damage during the various project stages. The WES3 units could be effortlessly added or removed as the build progressed, without the need for specialist installation. With the mall split into five zones, the challenge of scale was overcome by incorporating link units to extend the wireless signal over larger distances.
WES3 boasts a three-year battery life under normal usage, reducing maintenance costs and on-site waste. Once the Swansea Mall development is complete, Brady Sullivan can effortlessly transfer the units to future projects, making it a sustainable safety investment.
Installation:
Control Hub: A centralized control hub was established at the existing fire alarm control panel, orchestrating all base stations for the five (5) zones. Each zone, covering approximately 100,000 sq. ft. Interface units were wired to their respective zones (Zone 1 – Zone 5), ensuring a precise emergency response from the fire department in the event of an emergency.
Strategic Heat Sensor Placement: Heat sensors were strategically positioned throughout the mall, with device numbers suspended from chains. This design allowed emergency crews to swiftly locate devices in case of an emergency.
Seamless Sprinkler System Integration: WES3 Interface units were hardwired into the primary flow of the sprinkler risers as dry contacts, activating when the sprinkler system engaged.
Manual Call Points: WES3 Manual Call Points were strategically positioned at each main entry point to every zone, complete with a device map.
Mobile Safety Stations: Additional WES3 Manual Call Points were mounted on mobile dollies, serving as “Safety Stations,” equipped with fire extinguishers, first aid kits, device maps, and site maps.
Clear Signage Implementation: Clear signage accompanied each device, indicating the specific zone it read. Additional signage on exterior doors provided entry points and zone information. Prominent signage was also displayed in sprinkler riser rooms.
