This project involved the cladding remediation of two occupied residential blocks on Fairfield Road, Bow, comprising 61 mixed-tenure homes. Located directly adjacent to live National Rail infrastructure, the site operated under strict access constraints and limited working hours, with residents remaining in occupation throughout the programme. Full-height scaffolding, exposed external wall materials, and extended out-of-hours periods introduced a heightened fire risk. A fire safety solution was required that could provide continuous detection, clear alarm activation, and reliable escalation, even when site teams were not present.
Veritas Contact was appointed to deliver Ramtech’s complete fire safety solution, protecting scaffolded work areas, building façades, and occupied residential spaces throughout the remediation works. The installation was completed over four days and incorporated a phased scaffold adoption strategy, scaffold-mounted linear heat detection, WES wireless fire alarm devices, the REACT emergency notification system, and supporting CCTV coverage.

Fire Risk and Safety Strategy
Cladding remediation introduces temporary but significant fire risk, particularly where external wall materials remain exposed for extended periods. At Fairfield Road, the primary concern was fire originating on scaffolded elevations or external façades during out-of-hours periods, when site access was restricted but residents remained in their homes.
In line with PAS 9980 External Wall Fire Risk Appraisal guidance, the external wall system required ongoing assessment while remediation works were underway, reflecting the elevated risk created by temporary and changing conditions. Guidance within HSG168 Fire Safety in Construction also recognises that construction environments, particularly unattended sites, require enhanced fire safety controls.
Ramtech’s solution was designed to provide continuous protection across all high-risk areas, with particular focus on scaffolded elevations and façade works. Early detection, clear alarm activation, and round-the-clock monitoring formed the foundation of the approach, ensuring incidents could be identified and escalated rapidly at any time.

Scaffold and Façade Protection
As part of Ramtech’s fire safety solution, Thermocable Linear Heat Detection was installed along scaffolded elevations and other high-risk temporary works areas. Integrated with the wider Ramtech system, the linear heat detection provided continuous monitoring along exposed façades, enabling early identification of fire in locations where traditional point detection would be impractical or vulnerable to damage.
This approach ensured that fire risk associated with temporary works and external wall remediation was monitored consistently throughout the programme, adapting as the remediation progressed.
Alarm Activation and Monitoring
Ramtech’s WES wireless fire detection and evacuation system provided site-wide alarm activation without reliance on fixed power or intrusive cabling, a critical requirement in an occupied environment with restricted access. Wireless manual call points allowed alarms to be raised immediately if a fire was observed. To maintain protection outside of working hours, Ramtech’s REACT Emergency Notification System enabled continuous remote monitoring. Fire events and system alerts were automatically escalated to the Alarm Receiving Centre, ensuring a rapid and coordinated response even when site teams were not present.
Outcome
Through a coordinated approach covering system design, installation, detection, alarm activation, and monitoring, Ramtech delivered continuous fire protection throughout a complex, occupied cladding remediation project. Scaffolded work areas and residential spaces remained protected at all times, reducing reliance on manual fire watch and providing reassurance for residents, site teams, and duty holders responsible for ongoing compliance and safety.
